JOB DESCRIPTION

We are seeking a Director of Partnerships to own Warehouse Anywhere’s storage partner network and strategic partnership strategy as a primary driver of company growth. This role owns the development, commercial negotiation, activation, and ongoing management of partnerships that expand storage capacity, extend geographic and service coverage, and open new revenue lines across both Warehouse Anywhere and XPS Solutions, which Warehouse Anywhere acquired in 2026. The Director of Partnerships operates with a high degree of autonomy, translating company strategy into an annual partner network plan, setting targets, building the operating cadence behind them, and executing with minimal direction. The role requires credibility at every level of leadership, from facility managers and owner-operator principals to REIT and management-company executives, our executive leadership team, our Board of Directors, and our private equity sponsor. The Director of Partnerships reports to the VP of Sales and partners closely with them on referral, channel, and co-selling motions, with the Account Executive team retaining ownership of customer opportunities.

KEY RESPONSIBILITIES

Storage Partner Network Strategy & Growth

  • Own and grow Warehouse Anywhere’s storage partner network as the role’s primary responsibility, expanding available capacity, geographic coverage, service reliability, and commercial value across priority markets against annual targets set with the executive leadership team
  • Develop and execute a channel partner strategy for storage operators and related service partners, including target partner profiles, outreach priorities, onboarding standards, account coverage, and partner growth plans
  • Source, qualify, negotiate, and activate partnerships that augment Warehouse Anywhere’s service offering, including partnerships that may support access control, inventory visibility, field service coordination, fulfillment-adjacent capabilities, or other value-added solutions for business customers
  • Own commercial negotiations for assigned partnerships and work closely with Revenue Operations to execute partner agreements, maintain clean documentation, and ensure terms are operationally practical and commercially sound
  • Build and manage a disciplined partner pipeline in HubSpot, tracking prospecting activity, current partner engagement, agreement status, activation progress, key contacts, expected capacity, service coverage, and commercial impact
  • Maintain active partner relationships after launch, ensuring partners remain engaged, performance is visible, and opportunities for expanded capacity, service coverage, or customer value are identified and advanced
  • Deliver against annual network growth targets, including the location, capacity, and coverage commitments set with the executive leadership team each planning cycle, and report attainment monthly
  • Build and personally hold executive-level relationships with large operators, ownership groups, REITs, and third-party management companies, including re-engaging strategic targets where prior efforts have stalled or where ownership has changed through industry consolidation
  • Plan network coverage against customer demand and vertical requirements, including the regulated-facility standards required by pharmaceutical, medical device, and life sciences customers
  • Represent Warehouse Anywhere at partner and industry events, associations, and industry media, owning the partner-facing event strategy and converting industry visibility into partner pipeline and referral revenue

XPS Solutions Network Monetization

  • Build the commercial bridge between the storage partner network and XPS Solutions, introducing XPS communication, rental, and remote-management capabilities into the partner base as a new revenue line
  • Own partner-side execution of the XPS integration thesis, including partner segmentation for XPS fit, joint value propositions, pilot design, and the sequencing of combined offers into the network
  • Serve as the partnership-side counterpart to XPS leadership on go-to-market alignment, ensuring the combined offering is presented to operators coherently while honoring brand and customer-continuity commitments
  • Identify and pursue partnerships that support our roadmap, including portable and containerized storage, fleet and vehicle space, office and flexible workspace, and other non-traditional space types where Partnerships serves as the pathfinder function

Sales Pipeline Partnership Support

  • Support the Vice President of Sales in maturing current sales pipeline partnerships, with Sales leading the strategy, revenue motion, and customer opportunity ownership
  • Provide partnership structure and execution support for referral, channel, and co-selling relationships, including partner communication, documentation, onboarding coordination, and rules of engagement
  • Coordinate with Sales and RevOps to support clean attribution of partner-influenced opportunities, partner-sourced pipeline activity, and handoffs into the sales process
  • Ensure partnership activity supports company growth priorities without duplicating the responsibilities owned by Sales, Product, or Technology

Partner Support Responsibilities

  • Partner closely with the Vice President of Sales on channel priorities, referral and co-selling partnerships, partner-influenced pipeline, and clear handoffs into the sales process
  • Partner with Revenue Operations to support partner agreement execution, HubSpot tracking, attribution rules, agreement status visibility, and reporting discipline
  • Partner with Client Operations and Customer Success to ensure new and existing partners are operationally viable, onboarded effectively, and able to support customer requirements without unnecessary friction
  • Partner with Marketing, when appropriate, on partner messaging, co-branded enablement, partner visibility, and demand-generation support tied to approved partnership strategies
  • Use Microsoft Copilot and other approved AI tools to accelerate partner research, outreach preparation, enablement content, and pipeline analysis while applying sound judgment and remaining the accountable human decision-maker

Technology Integration & Partner Data

  • Own the partnership side of platform integration strategy, prioritizing storage operators and property management systems for API integration, building the business case for each integration, and holding partners accountable to agreed integration timelines
  • Work with Technology to expand the number of integrated partner systems and reduce integration turnaround time, treating integration coverage as a measure of network quality rather than a technology deliverable
  • Ensure partner and facility data in store-y is complete, accurate, and current, coordinating with the Data Analyst and Technology teams on onboarding standards, data hygiene, and partner performance records
  • Represent partner and operator requirements in platform roadmap discussions so network needs are reflected in product decisions

Reporting & Communication

  • Submit a written weekly update to the Chief Executive Officer and the Vice President of Sales covering network growth against target, technology integration progress, XPS Solutions network activity, partner-sourced revenue and pipeline, priority partnership activity, wins, issues and risks, decisions or asks, and next week’s focus
  • Lead a monthly Partnerships KPI review with the executive leadership team covering network growth against target, technology integration milestones and adoption, XPS attach and cross-network revenue, partner-sourced revenue and pipeline, partner retention and growth, and priority partnership progress
  • Communicate honestly and early, surfacing bad news with the same urgency and clarity as good news
  • Present partner network performance and strategic partnership progress to the Board of Directors and the company’s private equity sponsor when requested, with materials prepared to board standard

  • Strategic Partnerships Activated: Source, negotiate, sign, and activate priority storage, service, vendor, channel, referral, or co-selling partnerships that strengthen Warehouse Anywhere’s customer offering.
  • Partner Activation & Utilization: Ensure new and existing partners are onboarded effectively, used appropriately by the business, and positioned to create measurable capacity, coverage, service, or commercial value.
  • Partner-Influenced Commercial Impact: Support partner-sourced and partner-influenced pipeline, referral activity, and revenue opportunities in coordination with the VP of Sales and Revenue Operations.

  • Partnership Execution & Attribution: Maintain clear partner rules of engagement, enablement, handoffs, and attribution practices, with clean coordination across Sales, RevOps, Client Operations, and Customer Success.
  • Network Growth Against Target: Deliver the annual location, capacity, and coverage commitments agreed with leadership, reported monthly with attainment against plan.

QUALIFICATIONS

  • Bachelor’s degree in Business, Marketing, Operations, Supply Chain, Logistics, or a related field preferred
  • 8+ years of experience in strategic partnerships, channel partnerships, business development, partner network management, or vendor partnerships within a B2B services, logistics, storage, supply chain, field services, or tech-enabled services environment, including at least two years at a director level or equivalent scope
  • Demonstrated track record of sourcing, negotiating, activating, and growing partnerships that expanded capacity, geographic reach, service capability, customer value, or commercial opportunity
  • Hands-on experience developing and managing complex partner relationships; experience with storage operators, service providers, logistics partners, vendor networks, referral partners, or channel partners is strongly valued
  • Experience creating structured partner outreach, onboarding, activation, account management, and performance management processes
  • Ability to balance new partner prospecting with ongoing partner relationship management, with a strong bias toward measurable activation, network growth, and business impact
  • Experience partnering with Sales leadership on referral, channel, co-selling, or pipeline partnership motions while maintaining clear ownership boundaries between partnership execution and sales opportunity ownership
  • Proficiency with CRM systems, with HubSpot preferred, and the discipline to maintain accurate prospecting activity, partner records, agreement status, and partnership performance data
  • Strong written and verbal communication skills, with the ability to communicate clearly with partners, Sales, RevOps, Client Operations, Customer Success, and executive leadership
  • Proficiency with Microsoft 365, including Outlook, Teams, Word, Excel, PowerPoint, and SharePoint
  • Comfort working in a dynamic, high-growth, PE-backed environment with evolving systems and processes
  • Ability to flex beyond the standard work schedule to ensure the needs of the role, partners, and business are met
  • Demonstrated ability to build and hold senior relationships, including with owner-operator principals, REIT and management-company executives, and C-level stakeholders, and to present credibly to a Board of Directors or private equity sponsor
  • Track record of operating with autonomy in a role without an established playbook, including setting strategy, defining targets, building the operating cadence, and executing without day-to-day direction

PREFERRED ATTRIBUTES

CAREER PATH

This role is positioned as the senior leader of Warehouse Anywhere’s partnership function. It begins as an individual contributor role, with the expectation that the Director of Partnerships will first build the operating model, targets, and reporting discipline of the function, then build the team that scales it. As partnership volume grows and the XPS Solutions integration matures, this role is expected to take on leadership of a partnerships team spanning storage network expansion, partner operations, vendor and service partnerships, and channel execution support. We are looking for someone who wants that trajectory and is capable of earning it.

COMPENSATION STRUCTURE

  • Base salary range: $85,000-$105,000 annually with target annual OTE of $120,000-$150,000. Actual compensation will depend on experience, qualifications, skills, internal equity, and business needs.
  • Variable compensation: This role is commission eligible, with variable compensation tied to defined commercial partnership outcomes, which may include partner-sourced revenue, top-of-funnel pipeline, storage network growth, technology integration objectives, and priority partnerships activated, in accordance with company policy and applicable plan terms.
  • This is a commercial, quota-carrying role; commission rewards clearly defined partnership outcomes aligned with company growth priorities.
